The Nightmare of the Unexplained Leak

A damp patch appears on an office ceiling. Or mold grows in the corner of a 10th-floor apartment. The source is rarely obvious. Water can travel meters horizontally behind the facade before showing itself.

Common Culprits

  • Failed Caulking: The sealant around windows has a lifespan of 10-20 years. Once it cracks, wind drives rain behind the frame.
  • Cracked Masonry: Hairline cracks in stucco or brickwork act like capillaries, sucking water in.
  • Roof Flashing: The metal strips sealing roof transitions are prone to wind damage.

Our Process

  1. Visual Survey: We rappel down the drop line above the leak, checking every centimeter of the facade.
  2. Water Testing: If the source isn't visible, we use hose pipes to simulate rain on specific sections, isolating the problem area.
  3. Immediate Repair: Once found, we clean the joint and apply high-performance polyurethane or silicone sealants.

Why Rope Access?

You cannot find these leaks from the ground with binoculars. You need to be centimeters away, probing the sealant with a tool. Rope access is the only practical way to do this investigation on a tall building.
